Harmony Hall is a 51-unit affordable senior community, comprised of 48 one-bedroom units, and 3 two-bedroom units, that provides quality housing to an underserved senior population 62-years and older in Ulster County. Harmony Hall site is located within the vibrant and historic Village of New Paltz, across the street from a public bus stop that provides access to the main shopping district in the Village, including a grocery store, pharmacy, medical offices and other community amenities and recreation. The Development provides seniors the opportunity to live independently and age-in-place.
Harmony Hall includes eight (8) units for seniors at or below 30% of the Ulster County Area Median Income (“AMI”), eighteen (18) units for seniors at or below 50% AMI, and twenty-five (25) units for seniors at or below 60% AMI.
Harmony Hall focuses on minimizing the environmental impact of new construction by providing full electrification for the Development. The Development was designed to meet the NYSHCR Stretch Sustainability Goals including the 2020 EGC Plus Certification along with the integration of a Solar PV generating system as an Additional Stretch Sustainability Measure. Additionally, the Development utilizes an advanced Air-Source Heat Pump system proven to provide cost effective space heating and cooling, coupled with a high efficiency Air-Source Heat Pump Water Heater, to help reduce energy costs for the building residents. The Development has included a Solar Photovoltaic system on the roof for on-site energy generation to off-set the electric usage of the common areas of the building.
