CONSULTING
Rockabill acts in a consulting role from the outset of project concept through development, financing, construction and conversion. We lead the analysis and structuring of transactions, formulation of the development team, preparation of funding applications to Federal, State and City agencies, securing construction/permanent debt, subsidy resources and equity financing, leading closings and conversions. Rockabill is known for our commitment to ensuring that each project receives dedicated resources from concept through completion.
DEVELOPMENT
Rockabill provides development services and joint venture arrangements for organizations that choose to rely more heavily on Rockabill’s experience and financial capacity to attract subsidy, debt, and equity sources of funding. Our long track record of successfully managing the development process, executing the financing plan, facilitating community and resident relations, and constructing/renovating thousands of units provides significant comfort both to government agencies and financing institutions. Our unique appreciation of the nonprofit community allows us to be flexible in structuring the correct arrangement for each individual situation.
Our Projects
Stephan Russo Residences
Stephan Russo Residences will be a supportive housing residence on the Upper West Side of Manhattan, developed in a Joint Venture partnership between Rockabill and Goddard Riverside Community Center.
St. Augustine Terrace
Constructed on the grounds of a former Bronx church, St. Augustine Terrace is a LEED Gold-certified building that boasts 112 units, blending supportive and affordable housing.
Johnson Park Green Community
Johnson Park Green Community Apartments, located in the Cornhill Johnson Park neighborhood of Utica, entails the construction of 62 units of affordable and supportive housing alongside a 12,000 square foot community service facility and 21 parking spaces.
Vincent’s Village Housing
Completed in 2021 Vincent’s Village is a newly developed project aimed at creating senior supportive housing in Nanuet, New York. Featuring five buildings, comprising a total of 93 affordable housing units, Vincent’s Village consists of three buildings serving as residences and two unique buildings that will provide community spaces for the residents.
St. Philip Neri Apartments
St. Philip Neri Apartments is a 186 unit development of low-income and special needs housing in two buildings adjacent to St. Philip Neri Church in the Bedford Park neighborhood of the Bronx.
Mannie Wilson Tower
Mannie Wilson Tower is a 102-unit historic senior housing property in Harlem owned by Rockabill client West Harlem Group Assistance.
Care Found Here Blondell Avenue
Completed and opened in the fall of 2024, Rockabill served as Development Consultant to Care for the Homeless on this ground-up purpose-built shelter, housing 200 single adults in the Westchester Square are of the Bronx.
Rheingold Senior Residence
Rheingold is 94 units of newly constructed affordable senior housing, 54 studio units, 39 One Bedroom units and 1 Supers unit located on the site of the former Rheingold Brewery in the Bushwick neighborhood of Brooklyn.
Waltemade Residence
Under Construction
Located in Mount Vernon, NY, Waltemade Residence offers 102 affordable senior and supportive units nestled within Wartburg’s 34-acre senior campus, providing residents access to a host of services and community-based opportunities.
